When you’re buying a home, a lot of people will be protecting your interests. Let’s find out who all these people are.
BUYER’S AGENT. Your REALTOR® is a licensed professional who is there to represent you and act as your fiduciary.
LENDER. The institution—bank, mortgage company, credit union or other source—that provides the buyer with a mortgage.
INSPECTOR. An objective third party who examines a particular property with a fine-toothed comb, reporting on the condition of the structure and systems of the house.
APPRAISER. An objective third party who is hired by the lender to provide you with validation of the home’s value.
TITLE COMPANY. The keeper of the paperwork and the distributor of money. The Title Company coordinates the closing documents and holds your Earnest Money in escrow until closing.
LISTING AGENT. Represents the seller, and has a fiduciary responsibility to him.
SURVEYOR. Locates and measures the exact lot lines to make sure they match the description on the deed.
